Am I required to make my property available to Section 8?
No, we like to open up our homes to all applicants including private pay tenants. This is your home and we wish to market it to your specifications. -
Are you licensed?
We have multiple licensed agents on staff, including our broker/owner. -
Can I reach you after hours?
We have an after-hours answering service, mainly for tenant emergencies. If you have an urgent matter, you can email us or leave a message on our office line. -
Can you put the money directly into my account?
Yes, we do owner draws on the 10th and 20th of each month, depending on the amount of rent received by those two dates. It is sent via ACH transfer, through your owner portal. Please allow 48-72 hours to reach your bank account. If the 10th or 20th falls on a non-business day, your draw will go out the following business day. -
Do I get to see the lease or sign it?
We act as the landlord on all of our leases, and we have a separate management agreement with you, the owner. We do share a copy of all lease agreements in your owner portal. -
Do you sell real estate too?
We currently have two agents on staff who are happy to help you buy or sell your next property. -
How and when do I get my checks?

How is rent collection handled?
Rent is due by the 10th of each month, a $50 late fee is added on the 11th. Tenants may pay via their online portal or via check or money order, or cash app. A $75 returned check fee is added to any returned checks. We have a dedicated staff member who stays on top of collections weekly to ensure we collect all rents in a timely manner. -
How long of a lease do you sign?
A minimum of 12 months. We do offer multi-year leases if the tenant and owner so desire. -
How much security deposit do you charge the tenant?
Equal to one month's rent, with a $500 non-refundable pet deposit, if the property owner accepts pets. -
How soon can you start managing my property?
Immediately, once all needed documents are received and the management agreement is signed. -
What type of properties do you manage?
We are open to all types of management, however, at this time, we do not manage Airbnbs. -
What type of reports do I get and how often?
You get an owner statement every month, as well as an annual statement. Owners have 24-hour access to all activity with their property via the owner portal. -
Who holds the tenant security deposit?
CPM holds all security deposits in an escrow account.
